Each rental property has different Landlord Rental Qualifications set by the Ownership of the property.

ALL PERSONS AGE 18 OR OVER MUST MEET OR EXCEED THE MINIMUM RENTAL CRITERIA SET BY THE OWNERSHIP.

ALL PERSONS AGE 18 MUST BE ON THE LEASE AS A LESSEE AND MUST COMPLETE A BACKGROUND CHECK (EVEN IF THEY ARE IN COLLEGE).

 

Rental Specials

  • Are offered by some Landlords on some properties

  • All rental specials are noted in the marketing of each property

 

Income

  • Typically 3 times the rental rate in documented monthly net income is required

  • All documented household income can be combined

  • Income requirements are noted in the marketing of each property

 

Credit

  • Individual credit requirements are noted in the marketing of each property

 

Collections

  • Individual collection requirements are noted in the marketing of each property

Criminal

  • No pattern of criminal filings

  • No violent or drug related filings

  • No felony convictions in the last five years (with no other issues since)

  • No parolees

  • All open cases must be closed

 

Megan’s Law

  • No sex offenders

 

Terrorist List

  • If you are on this list the Landlord will be unable to rent to you

 

Landlord Tenant Complaint

  • No Landlord Tenant Complaint filings

 

Rental History

  • No current or past due balances

  • No current or previous issues paying rent

  • No current or previous issues with local police department

  • Current and previous Landlords must be willing to rent to you again

 

Bankruptcies

  • All bankruptcies must be closed

 

Foreclosures and Short Sales

  • All real estate in foreclosure or short sale must not have an outstanding balance or must be closed

 

Investment Property

  • All investment properties must have a signed annual lease for each unit with estoppel certificate from tenant
